Cottonwood Capital is a real estate investment and asset management company. Our primary focus is structuring investments for Tenant-In-Common (TIC) Investors. The TIC marketplace allows investors to acquire direct ownership in a professionally managed and institutional quality real estate asset. Each property that Cottonwood presents to the TIC Market qualifies as a replacement property for a 1031 exchange.
A 1031 exchange is described in Section 1031 of the Internal Revenue Code. It allows investors to defer the payment of taxes incurred through the sale of a property. The guidelines mandate that the person wishing to defer these taxes buy a replacement or like-kind property. In addition to the tax benefits that can be part of buying a TIC property, investors are also able to diversify capital across a larger set of assets because they are only buying a piece of the asset. Moreover, investors benefit from real estate that has a reasonable cash flow and realistic growth potential.
