Chief Financial Officer

Susan Hallenberg is the Chief Financial Officer of Cottonwood. Ms. Hallenberg oversees the areas of accounting, tax, financial reporting, treasury, and risk management. She is also involved in the Investor Relations and Asset Management functions for Cottonwood’s portfolio. She brings over twenty years of accounting, investor relations and real estate finance experience to the Cottonwood team. Senior VP of Property Management

Debra Spohn is the Senior Vice President of Property Management. Ms. Spohn is responsible for overseeing the Property Management Operations of the Cottonwood Portfolio. Before joining Cottonwood Capital, Ms. Spohn was Principal Broker and Owner of Concept Property Management, a third party property management company. VP of Acquisitions

Paul Fredenberg is the vice president of acquisitions and focuses exclusively on sourcing and evaluating new multifamily investment opportunities for Cottonwood Capital. Before joining Cottonwood Capital, Mr. Fredenberg worked in the Mergers and Acquisitions Investment Banking Group of Wachovia Securities where he was responsible for executing all phases of middle-market M&A transaction, including creating detailed financial models and valuation analyses, leading transaction due diligence efforts, and drafting detailed offering memoranda. VP of Construction Management

Lance Howell is the vice president of construction management for Cottonwood Capital. He is responsible for all construction activities for the company. Mr. Howell oversees the capital projects and the flow of capital expenditures for each of the properties under Cottonwood Capital’s management. Mr. Howell also oversees all construction activities related to the development projects in which Cottonwood Capital Development is engaged. Mark D. Hanks is a Senior Vice President. Mr. Hanks joins Cottonwood Capital as a result of the merger with RealSource/MaxCap Property Management where he served as a principal and chief operating officer. Mr. Hanks will continue to work with the MaxCap portfolio of properties and investors. Mark is an entrepreneur and has valuable leadership, finance, and management capabilities.
